1. Check-In and Check-Out
- Check-in Time: 2:00 pm or later. Self-check-in details will be provided for either a keypad or key safe.
- Check-out Time: 10:00 am. Guests must vacate their accommodations by this time to allow for cleaning and preparation for the next guests.
- Guests are responsible for ensuring all personal belongings are removed from the property upon check-out. Wellington Private Marina is not responsible for any items left behind.
2. Occupancy and Conduct
- Occupancy Limits: Each accommodation has a maximum occupancy limit as specified in the booking confirmation. Overcrowding beyond the specified limit is not permitted.
- Additional Guests: Additional guests are not permitted to stay at the property for an extended period of time or overnight.
- No Pets: To protect local wildlife, pets are not allowed on the property.
- No Parties: Wellington Private Marina is a tranquil retreat. Parties or large gatherings are strictly prohibited without prior approval.
- Smoking: Smoking is prohibited within all indoor areas. Smoking is only permitted in designated outdoor areas. All cigarette butts must be disposed of in the appropriate receptacles to maintain cleanliness and prevent fire hazards.
- No Drugs: The use of illegal substances is strictly prohibited on the premises. Violators may be evicted immediately without refund.
- Minors: Guests under the age of 18 must be accompanied and supervised by an adult. Notification of minors on the premises is required prior to the stay due to the natural environment's inherent risks.
3. Arrival and Property Access
- Entry to Property: Access instructions will be provided to you upon check-in.
- Speed Limit: A maximum speed limit of 5 km/h is strictly enforced on the marina property to ensure the safety of guests, staff, and wildlife. Guests are also required to exercise particular caution when driving near the water’s edge and around other guests.
- Driving and Parking: Guests are required to stay on designated roads and avoid driving on grassed areas. Parking is permitted only in designated parking areas. Failure to comply may result in additional charges for any damage caused to the property.
4. Safety and Use of Facilities
- Swimming and Water-Based Activities: Swimming is permitted at the guest's own risk. Guests should exercise caution due to potential underwater hazards, including snags, debris, and varying water depths. Diving or jumping into the water is prohibited in all areas.
- Boats and Jet Skis: The use of boats, jet skis, or any other motorised watercraft by guests is prohibited within the marina property.
- Mooring of Boats: Mooring of private boats at the marina is not allowed.
- LPG Gas Bottles: Guests are not permitted to adjust, change, or handle LPG gas bottles. Any gas-related adjustments must be managed by the onsite manager. If guests notice any issues with gas appliances, they should immediately report them to staff.
- Life Jackets and Safety Equipment: Life jackets must be worn at all times while using kayaks or engaging in other water-based activities. Guests using bicycles on the property are required to wear helmets and other appropriate safety equipment.
- Unstable Riverbanks: Certain areas of the riverbanks may be unstable. Guests are advised to avoid walking too close to the edges and to exercise caution when near the water.
5. Wildlife and Environmental Responsibility
- Natural Wildlife: The marina is located within a natural wildlife habitat. Guests may encounter various animals, including but not limited to snakes, spiders, possums, and native birds. Guests are advised to exercise caution and approach all wildlife carefully. Wellington Private Marina is not responsible for any incidents involving wildlife.
- Respect for Habitat: The lake and wetland areas on the property contain breeding habitats for local wildlife. Guests are asked to respect these areas and maintain a suitable distance to avoid disturbing wildlife.
- Environmental Sustainability: Wellington Private Marina is committed to eco-friendly practices, including the use of water from external rainwater tanks. Guests are encouraged to conserve water and energy and to use recycling facilities where available.
- No Fish Cleaning or Gutting: Cleaning or gutting fish is not permitted within the marina property to maintain hygiene and cleanliness.
6. Toilets and Waste Disposal
- Macerator Toilets: Each accommodation is equipped with an individual macerator toilet system. Only toilet paper and human waste should be flushed down the toilets. Disposal of sanitary items, wipes, or any other foreign objects will result in a $300 fee to unblock the system. Please use the bins provided for any non-flushable items.
- Rubbish Disposal: Guests are required to dispose of all rubbish in bins provided to maintain a clean environment for all.
7. Cleanliness and Departure Requirements
- Electrical and Appliance Shutdown: Prior to departure, guests must ensure all lights, TVs, radios, air conditioning units, and gas appliances are turned off.
- Locking Doors: For security, guests are responsible for locking all doors upon check-out.
8. Quiet Hours and Disturbance Policy
- Quiet Hours: Quiet hours are observed from 10:00 pm to 8:00 am daily. Guests must avoid loud noise or disruptive behaviour during these hours to ensure a peaceful environment for all.
- Eviction Policy: Wellington Private Marina reserves the right to evict guests without refund if they engage in disruptive, disrespectful, or illegal behaviour

8. Liability Waiver and Acknowledgment of Risk
- Personal Safety and Property: By staying at Wellington Private Marina, guests acknowledge and accept the inherent risks associated with a rural, waterfront setting. Guests are solely responsible for their personal safety and the security of their belongings. Wellington Private Marina assumes no liability for any injuries, accidents, theft, or property damage that may occur during the stay.
- Assumption of Risk: Guests assume full responsibility during their stay for their personal safety including while participating in water-based activities, interacting with the natural environment, and using outdoor facilities, including balconies, kayaks, and LPG gas bottles. Wellington Private Marina is not responsible for injuries or accidents related to these activities.
- Unstable Terrain: Guests acknowledge that certain areas of the property, including riverbanks, may be unstable. Caution is advised when near the water's edge or on natural terrain.
9. Damage, Loss, and Cleaning Fees
- Damage Deposit: A refundable damage deposit may be required at the time of check-in. Wellington Private Marina reserves the right to charge the provided credit card for any damage caused during the stay.
- Guest Responsibility for Damages: Guests are liable for any damages they cause to the property or its contents. Charges may apply for repairs, replacements, or excessive cleaning required due to guest conduct.
10. Safety Devices
- Fire Safety and Evacuation: Each accommodation is equipped with firefighting equipment for emergency situations. Guests are expected to acquaint themselves with the locations of fire evacuation points and designated exit routes. The Marina Manager acts as the appointed Fire Warden and will lead evacuation procedures in the event of a fire or other emergency.
- Smoke Alarms and Emergency Lighting: Each accommodation is fitted with smoke alarms and emergency lighting. Guests are encouraged to familiarise themselves with the location of all safety devices and emergency exits.
11. Disclaimer and Acknowledgment of Risk
- By booking and staying at Wellington Private Marina, guests confirm they understand and accept the risks associated with a natural, waterfront environment. Wellington Private Marina is not liable for any personal injury, loss, or damage to guests' belongings.
- Guests agree to exercise caution in all areas, including natural terrain, waterfronts, and unstable riverbanks, and to follow all posted safety instructions and staff directions.
